Building Access & Security

Q: How do I get a replacement key fob or access code?
A: Contact property management to request a replacement. Fees may apply.

Q: Can I let guests into the building?
A: Yes, but guests must be accompanied by a resident while in common areas. Do not let in unknown individuals.

Parking

Q: Can I rent out my parking space?
A: No, parking spaces cannot be rented or transferred to non-residents without HOA approval.

Q: What should I do if I will be away for an extended period?
A: Notify property management if your parking space will be vacant for an extended period.

Waste & Recycling

Q: Where should I dispose of large items?
A: Large items should not be left in common areas. Contact property management for disposal instructions.

Q: Is there a donation area for reusable items?
A: Yes, a designated space in the garbage area allows residents to place items that are in good condition for others to take. Unclaimed items will be donated to Habitat for Humanity after a few weeks.

Maintenance & Repairs

Q: Who is responsible for appliance repairs in my unit?
A: Unit owners are responsible for maintaining and repairing appliances inside their units.

Q: How often is the fire system inspected?
A: The fire system is inspected annually, and residents will be notified in advance as unit access is required.

Pets

Q: Are pets allowed in common areas?
A: Yes, but they must be leashed at all times. Owners must clean up after their pets immediately.

HOA & Insurance

Q: What does the HOA insurance cover?
A: The HOA insurance covers the building structure and common areas but does not cover personal belongings or interior unit improvements. Owners should have their own HO-6 policy.

Q: Do I need additional insurance if I am renting out my unit?
A: Yes, landlords should have rental property insurance to cover liability and potential loss of rental income.

Amenities & Common Areas

Q: What should I do if I lose an item in a common area?
A: Check with property management, as lost items turned in will be held for a limited time before being discarded or donated.
