  • Filters should be replaced every 3 to 6 months to maintain efficiency and air quality.
  • Any repairs or replacements to AC systems should be coordinated with licensed professionals.
  • Residents should inform property management of any major AC service work to ensure compliance with building standards.

Appliance Maintenance

  • Major appliances such as dishwashers, refrigerators, and washing machines should be maintained according to manufacturer guidelines.
  • Water lines to appliances should be checked periodically to prevent leaks and potential damage.
  • Dryer lint traps and vents should be cleaned regularly to prevent fire hazards.

Common Area Maintenance

  • Hallways, elevators, and lobbies are maintained by the HOA and should be kept clear of personal belongings.
  • Landscaping, lighting, and exterior maintenance are handled by property management.
  • Residents should report any damage or maintenance issues in common areas promptly.

  • For fire, gas leaks, or other critical issues, call 911 first and notify management as soon as possible.

Scheduled Maintenance & Inspections

  • The HOA conducts regular building inspections and maintenance work.
  • Notices will be provided in advance for scheduled maintenance that may impact residents.
  • Residents must provide access to their units for scheduled maintenance as required.
  • Yearly Fire System Check – This inspection requires access to all units, and residents will be notified in advance.
  • Exterior Ventilation Duct Cleaning – Conducted every 1-2 years. Residents will be notified, but no unit access is typically required.

Following these guidelines helps maintain the integrity of the building and ensures a safe and comfortable living environment for all residents. If you have any questions, please contact property management.
