Proper maintenance ensures that The Atrium Condominiums remain a safe and comfortable place to live. Residents are responsible for maintaining their individual units, while the HOA manages common area upkeep and essential building systems.
General Unit Maintenance
- Residents must keep their units clean and in good repair.
- Plumbing and electrical fixtures should be inspected regularly and repaired as needed.
- Leaks, mold, or other hazardous conditions should be reported to property management immediately.
- Owners are responsible for maintaining their unit’s flooring, walls, and personal fixtures.
HVAC & Air Conditioning Units
- Residents with AC units must schedule periodic inspections to ensure proper operation.
- Filters should be replaced every 3 to 6 months to maintain efficiency and air quality.
- Any repairs or replacements to AC systems should be coordinated with licensed professionals.
- Residents should inform property management of any major AC service work to ensure compliance with building standards.
Appliance Maintenance
- Major appliances such as dishwashers, refrigerators, and washing machines should be maintained according to manufacturer guidelines.
- Water lines to appliances should be checked periodically to prevent leaks and potential damage.
- Dryer lint traps and vents should be cleaned regularly to prevent fire hazards.
Common Area Maintenance
- Hallways, elevators, and lobbies are maintained by the HOA and should be kept clear of personal belongings.

Emergency Maintenance

Scheduled Maintenance & Inspections
