Welcome to The Atrium Condominiums Rules & Regulations page. These guidelines ensure a safe, comfortable, and well-maintained living environment for all residents. Please review the following regulations carefully.

Building Access & Security

  • All entrance doors, including garage doors, must remain closed when not in use.
  • Residents should not hold the door open for unknown individuals.
  • Guests must be accompanied by a resident at all times in common areas.
  • Security cameras and equipment must not be tampered with.

Noise & Quiet Hours

  • Quiet hours are from 10:00 PM to 7:00 AM.
  • Noise levels, including from music, conversations, and appliances, should be kept at a respectful level.
  • Balconies and hallways should not be used for loud activities.

Pet Policy

  • Pets must be leashed in common areas.
  • Owners must clean up after their pets immediately.
  • Persistent pet noise (e.g., barking) is not allowed.

Common Areas & Amenities

  • Hallways and lobby areas must be kept clean and free of personal belongings.
  • Defacing or vandalizing common areas will result in fines and required repairs.
  • Roof access is restricted to authorized personnel only.

Garbage & Recycling

  • Trash must be properly disposed of in designated bins.
  • Recycling materials should be placed in appropriate containers, and cardboard must be flattened.

Parking Regulations

  • Residents may only park in their designated spaces.
  • Prolonged vacancy of parking spaces requires notification to management.
  • Unauthorized vehicles may be towed at the owner’s expense.

Unit Maintenance & Renovations

  • Owners are responsible for maintaining their units, including small repairs and notifying management of major issues.
  • AC units and other major appliances requiring inspection must be checked as scheduled.
  • Renovations must be approved by the Board before work begins.
  • Renovation hours are 7:30 AM – 5:30 PM, Monday through Saturday.

Signs & Notices

  • Posting signs in common areas, including balconies and windows, is prohibited without Board approval.
  • The bulletin board is available for approved resident notices.

Leasing & Tenant Responsibilities

  • Owners renting their units must provide tenants with the community Rules & Regulations.
  • Tenants are expected to follow all regulations just as owners do.

Fines & Penalties

Violations of these rules may result in fines, including:

  • Failure to clean up after pets: $50 per occurrence.
  • Tampering with security equipment: $100 fine.
  • Damage to common areas: Cost of repair plus $100 fine.
  • Unauthorized removal of notices: $50 fine.
